Point Ruston LLC Grants Gift to Local Non-Profit, Tacoma Waterfront Association (TWA)

As part of its annual philanthropic giving to local and regional non-profit causes, Point Ruston LLC announces a $5,000 gift to the Tacoma Waterfront Association. These funds will help support the on-going operations and development of this up-and-coming non-profit entity, helping to promote and strengthen this growing organization.  In the past Point Ruston’s annual philanthropy has lent support to the Cascade Land Conservancy and Museum of Glass.

The Sounds of Progress

If you have driven by the Point Ruston site lately in the evening hours, you may have noticed the lights or heard the sounds of Point Ruston's crews working diligently on two separate aspects of the project. One crew is placing huge boulders along the shoreline to protect from erosion along Commencement Bay, while a second crew is continuing construction on the Ruston Way realignment.

Point Ruston to Build Nearly 1-mile Public Esplanade Link along Pierce County’s Commencement Bay

Point Ruston partners with the City of Tacoma to construct public utilities, roads, and the 8-acre ‘Waterwalk’, a public esplanade along the shore at the former Asarco Smelter Superfund site in Ruston & Tacoma, Washington

Construction is currently underway on the massive public infrastructure andpedestrian esplanade project at Point Ruston, with crews working hard to realign Ruston Way during this summer construction season. On July 26th the Tacoma City Council unanimously approved Resolution 38300, authorizing the execution of the 3rd Amended Point Ruston Local Improvement District (LID) Agreement. Under this agreement the City and Point Ruston have formed a public-private partnership to sell LID bonds in the amount of $28.7-
million to finance the construction of public infrastructure along the Ruston Way frontage of the Point Ruston site, as well as a 4,800 foot stretch of public esplanade at the waterfront edge of the Point Ruston development.

Tacoma City Council vote brings Ruston land deal closer

The Tacoma City Council took a step Tuesday toward buying an 0.8-mile strip of land along Commencement Bay for $6 million, a deal that would be sealed after a developer turns it into a public esplanade.

Mike Cohen, managing partner of Point Ruston, called it a “sweetheart deal” for the city that speeds up the improvements by years while also helping his company with cash flow.

“I think it was good, smart negotiating on the city’s part to solve needs that will benefit the infrastructure out in our area,” Cohen said in an interview.

That infrastructure will include streetlights, benches, landscaping and shoreline structures.

Ruston Tunnel's last day coming

The frequently postponed permanent shutdown is now set for July 13 at 7 a.m. The tunnel has been closed temporarily in the past to construction of new utilities on the old smelter site, but it has reopened again repeatedly despite warnings that its ultimate demise was at hand.

Until a new arterial opens across Point Ruston, traffic will be detoured via North 49th, Ferdinand, North 46th and Pearl streets between the waterfront and the Ruston business district.

Last eyesores of Asarco plant on their way out

Hundreds of toxic creosote pilings at the former Asarco smelter are
on their way out.

It's a victory for neighbors who have said the pilings have been an eyesore ever since
the Asarco copper smelter shut down and the EPA declared it a superfund site two
decades ago.

"I'm impressed," said Ruston resident Ken Brown. "It's been a little bit slower then
we'd like, but it's coming around and we're excited for the future."

Leading financial prediction firm Moody’sEconomy.com lists Tacoma as the nation's likely best-performing housing market this year. Tacoma ranked at the top of the list among 100 metropolitan areas nationwide. The firm said it expects housing prices to rise 2.44 percent in 2010 in Tacoma. Read the full story here.

Point Ruston: It took a big village, Sims says
HUD Secretary: New rules in D.C. enable Ruston Project

Two new apartment buildings to be built at the site of the former Asarco copper smelter near Point Defiance Park are examples of a new brand of cooperation among federal agencies, the number two man in the federal Department of Housing and Urban Development said Monday.

Former King County Executive Ron Sims, now deputy HUD secretary, said the buildings, scheduled for construction early next year, couldn’t have been built with federal help under rules the Obama administration inherited.

Ruston Way Tunnel Closed Nov. 30 - Dec. 23, 2009

Intermittent work continues on Ruston Way in the vicinity of the old ASARCO smelter site. The tunnel will be open Thanksgiving week, but drivers who regularly use the Ruston Way tunnel to travel between Ruston and Tacoma will need to plan an alternate route starting the morning of Monday, Nov. 30, 2009.

Point Ruston’s Inaugural “Philanthropy Giving Event”
a Success

On Saturday, November 7, Point Ruston hosted “An Evening of Thanks On the Waterfront”, aboard the M/V Point Ruston, the celebrated sales and marketing center moored along the Thea Foss Waterway in downtown Tacoma.

Celebrating the Cascade Land Conservancy’s annual appreciation event for Conservation Circle members and friends, Point Ruston hosted more than 130 people who enjoyed a fully a catered event with live music, interesting conversation, and inspiring comments…

Ruston Way Tunnel scheduled to close for two weeks

Drivers who regularly use the Ruston Way tunnel to travel between Ruston and Tacoma will need to plan an alternate route starting the morning of Thursday, Nov. 12, 2009.

Construction crews will completely close Ruston Way in the vicinity of the old ASARCO smelter site and tunnel for approximately two weeks beginning at 7 a.m. on Thursday Nov. 12 to 5 p.m. on Wednesday, Nov. 25 to install and replace sewer and stormwater utilities as part of the development of Point Ruston.

MC Construction Builds First National Green Certified Home in Washington State

Open House on July 18 Will Showcase the Beauty and Benefits of Building Green

A custom home built by MC Construction is the first home in Washington state to be certified under the new National Green Building Standard™ developed by the National Association of Home Builders (NAHB) non-profit research center and the first national green building program to meet the rigorous standards set by ANSI (American National Standards Institute). The program gives builders across the country a consistent, verifiable third-party rating system to achieve green certification for their homes. The southeast Seattle home will be open to the public July 18, along with the point-by-point checklist showing how the project met the standards.

Anchors Aweigh - Point Ruston Sails to Seattle

The day after Memorial Day, Point Ruston’s sales center cruised through Puget Sound into downtown Seattle, introducing our extraordinary waterfront community to Seattleites. Our floating showroom was moored at Bell Harbor Marina, near Anthony’s Restaurant, and offered tours and presentations to buyers and visitors alike (May 27 through June 3).

Over the weekend, we received the most foot traffic recorded on the ferry in 2009, with a multitude of interested buyers and agents. The weather was perfect all week long, and the sunset evenings allowed Point Ruston to host a number of private events for valued partners, collaborators and supporters.

Point Ruston registrants and interested newcomers were invited aboard the cruises to and from Seattle, taking in the stunning Puget Sound scenery, while enjoying an afternoon BBQ. Thanks to everyone who helped make our trip up north a memorable success!

Tacoma Council votes unanimously in support of Point Ruston's LID to fund the major infacstructure involved in the Ruston Way realignment

Tacoma City Council members approved a resolution allowing for the creation of a Local Improvement District (LID) to fund road and utility improvements to rebuild part of Ruston Way.

Stack Hill Model Home Grand Opening a Huge Success

The new model on Stack Hill at Point Ruston hosted 333 visitors in just over three hours at its Grand Opening event in February. “It’s great to see people really excited about this project,” says Julie McBride, who co-owns MC Construction Consultants, Inc. The comments were overwhelmingly positive regarding the quality, craftsmanship, style, and design of the home, according to McBride.
